Square footage is taken from the MLS or tax record. If a home lands right on a line, it goes in the lower tier. Homes over 8,000 square feet, estate properties and multi building sites are quoted directly.
Twilight exteriors
The blue hour lasts about twenty minutes in this valley and it is the best twenty minutes a listing gets. The house is lit by hand while the sky still has color, which is why it does not look like a filter.
Both include one high resolution exterior twilight hero shot, the frame that goes first in your gallery.
The things people ask before booking.
How fast do I get the photos?
Standard delivery is within 24 hours of the shoot. If a listing has to go live the next morning, ask about rush and I will tell you straight whether the schedule allows it.
What areas do you cover?
Las Vegas, Henderson, Summerlin, Anthem, Southern Highlands, North Las Vegas and Boulder City. Anything further out gets a travel quote before you commit.
Do you shoot occupied and tenanted homes?
Yes. I send a short prep list ahead of time so the seller or cleaner knows what to do, and I work around people already living there.
Who owns the photos?
You get a license to use them for the full marketing life of that listing, including MLS, Zillow, print, social and your own portfolio. I keep copyright, which is standard in this industry.
Do you offer drone, video or floor plans?
Not at launch. I would rather do stills and twilight extremely well than add half of everything. Drone is coming, and I will say so on this page the day it is available.
How do I pay?
