The short version

I learned this business from inside a brokerage.

For eight years I was the in house creative director at RE/MAX Executive in Charlotte, one of the largest RE/MAX brokerages in the country. I sat in the sales meetings. I built the listing presentations. I watched what happened to a listing when the photos were rushed, and what happened when they were not.

I also shot for that brokerage as a staff photographer, which means thousands of rooms, hundreds of agents and every kind of difficult lighting a house can throw at you. Outside of real estate I have shot commercial work for resorts, including an image that ended up on a billboard.

Las Vegas is home now. The architecture is different here, the light is harder, and the buyer is often three states away looking at a phone. That last part is exactly why the photography matters more in this market than in most.

What is different

Four reasons agents stay after the first shoot.

Plenty of people in this valley own a wide angle lens. Fewer of them are reliable, and fewer still understand what a listing has to do.

I speak agent, not photographer

You will not get a lecture about gear. You get someone who knows what a listing presentation looks like, what the seller is going to ask, and which frame belongs first in the gallery.

Twilight is a technique here, not a preset

The twilight hero is light painted by hand during the actual blue hour. No pasted sky, no purple haze. It is the single most clicked image on almost every listing that has one.

Delivery you can plan around

Twenty four hours, every time, with rush available. You can tell a seller when the photos will be ready and be right.

Professional in someone else's home

Sellers and tenants are watching. I show up on time, dressed for a client meeting, and I put the house back the way I found it.

How a shoot runs

Four steps, no surprises.

Book

Send the address, square footage and target date. You get a confirmed time slot the same day.

Prep

I send a short prep list for the seller or cleaner. Lights on, blinds set, cars moved, counters clear.

03

Shoot

Interiors and exteriors on site, usually 60 to 120 minutes depending on size. Twilight runs at blue hour.

04

Deliver

Edited gallery within 24 hours, MLS sized and full resolution, ready to download and license free for the listing.
